Security advices

How to recognize a false offer

  • Be wary of extremely reduced prices of certain offers, for sale or for rent, requesting an advance payment.
  • There are no additional images apart from the photos that have been already published.
  • The payment must be carried out with an undue haste.
  • The advertiser gives evasive answers when he has to show copies of updated documentation.
  • There is inconsistency in data reliability or nobody answers the phone calls of the numbers that have been published in the ad.

If you want to buy or rent a property

  • Ask questions that allow you to know a little bit more of the property that has been published. Inquire into the conditions of the property and request other photos in order to confirm the information that you already have.
  • Don’t share your personal data without first checking the recipient. You must be careful if you provide information about your address or your workplace. You must restrict your personal information. You shouldn’t provide any additional data like your account number or the number of your credit card. Beware of disclosing your financial data such as bank statements to unknown people.
  • Communicate directly with the seller, don’t contact the advertiser just electronically, establish telephonic communication. Avoid negotiation just through your mobile phone (it is always desirable to have a fixed line phone) before meeting with him.
  • Meet in a public area. Always choose a public place with free movement of people, preferably during the day.
  • Keep your appointments, but don’t go alone. Let someone know the place where you are going and the personal data of the person you will be meeting with.
  • Enquire, consult the values of the sector and their characteristics. You must have hesitations about economic offers and about owners that want to make business too fast.
  • You must know everything before negotiating. It is advisable to come to an agreement to see the property so that you can check its conditions before buying it. Before closing the transaction, make sure that the property fulfils all the expectations. This way you will avoid negative consequences.
  • Don’t send money in advance as a guarantee, without verifying the recipient data. There have been cases in the past where once the buyer has made the payment, any track of the seller has been eliminated.
  • Be wary of sellers that can’t talk through the phone using any excuse.

If you sell or rent your house to a customer

  • Use images, be descriptive and precise in the information of the property in order to give some previous idea of the house.
  • Be cautious, preferably don’t publish your telephone number that may indicate information about your workplace. If you have published the phone number of your house, be careful when you share that information. Avoid answering from an email account if it’s from your job. If the contact number is from your house, be cautious if you publish it. Try to avoid answering from a business email account, preferably use accounts from Hotmail, Yahoo or Gmail.
  • Reply to all the questions, solve all the doubts that the clients who are interested in the offer may have, either by phone or by email.
  • Be wary of buyers that can’t talk by phone because of any excuse.
  • Avoid doing business with someone who is not from the place, don’t accept offers from contacts that you can’t meet in face-to-face. Do not accept checks from foreign banks, do not use payment methods that cannot guarantee transactions with unknown people.
  • Meet in a public area, if you need to be in a specific place, try not to be alone. If you want to show your property, plan your visit for a specific day and time. Let your neighbors know that there are people coming to your house.
  • You have to negotiate, it is possible that a buyer may make a counteroffer. He may be ready to negotiate the price and terms of the sale. But he has a clear objective.
  • Don’t accept personal checks. You must make clear at the outset all the transaction details, payment conditions and timeframes. This is to avoid further incidents.
  • Protect your personal information, don’t provide your account numbers, credit card numbers, etc.
  • Remove the ad from the portal once the property has been sold in order to avoid receiving requests because of the ad that has been published.
